The species of timber is important
Different timber types are designed for different products. Some of these types are more highly sought after than others. Depending on your region of Pennsylvania and what's in season at the time, the particular timber you're interested in selling could be of more or less value. Of course, even tree types that are less valuable than others can still fetch a tidy profit based on their size, maturity, and quantity. Some of the most valuable hardwood timber species have historically included oak, cherry, walnut, hard maple, and ash. A bit of land that has one or more of these species in large quantities can likely fetch top dollar here in Pennsylvania, pending the trees are healthy and mature. A quality timber purchaser with years of experience assessing Pennsylvania timber value is your best bet for getting top dollar for what you have. The amount of timber matters
Here at Green Ridge, we don't typically appraise anything less than five acres of quality timber as a minimum. That isn't to say that one acre of timber isn't important, but going with a five acre minimum ensures we'll be able to get you a price that's worth your time. As timber buyers often sell the timber they harvest to enterprise clients, it's important that we get enough from the seller to make their purchase worth it. The amount of timber you have can drastically affect your price, as the more high quality and plentiful the product, the more buyers will want it.
If you don't have five acres or more, that's not to say that your timber won't be worth anything. Depending on the quality of what you have, smaller acreages may be able to be harvested. Speaking with an expert timber buyer can help you determine if your timber is ideal to sell.
We consider the season and location
Just like timber values can fluctuate based on the species and amount of timber, the weather and season can also influence the price of your timber. While there's no definitive way to know what your timber price is without an appraisal, there are certain factors, like rain or cold, that can influence it. If you have timber that can be sustained during wet, rainy seasons, you may be able to command a higher premium for it.
